1Introduction
1.1 These Terms and Conditions are designed to inform all guests entering the property of B & P Henry Homestead for all bookings with Snowgum Camping Farmstay of the risks, rules, expectations, and procedures for the liability of their stay, their personal safety, staff safety and animal safety.
2DEFINITIONS
2.1ABN number: 86 190 394 685
2.2 Activities – Any activity facilitated by Snowgum Camping Farmstay staff such as but not limited to; camping, animal feeding, cow or goat milking, farm tours, twilight walks, picking vegetables and fruit, planting seedlings, photos with animals, live music etc.
2.3 Guest – All paying customers.
2.4 Water source – Dams, Natural Springs or after rainwater pockets e.g.: access road weir crossing.
2.5 Glass Objects – Drinking bottles, containers, alcohol bottles and drinking glasses such as but not limited to.
2.6 Emergency Services – Police, Bush Fire Brigade, Ambulance, Hospital, State of Emergency Service (SES) and Hired Security Guards.
2.6 All care will be taken – Provide first aid, contacting relevant emergency services, helping where appropriate.
2.7 Curtain Circumstances – Lockdowns, fire, flood, and snow.
2.8 Check in – Arrival time at which accommodation are guaranteed to be ready for guests. Check in time for accommodation is …………………………...
2.10 Check out – Departure time at which accommodation guests must be vacated …………………….…...
3BOOKING PROCESS
3.1 Snowgum Camping Farmstay has limited spots in camp area, so please be aware of conditions below.
3.2 A booking may consist of a reservation that is made for accommodation, activities, catering, and other services. Bookings can be made by using the contact information through our website by phone, email and/or in person. A booking has successfully been completed when a person has paid the full amount due for the accommodation or services for Snowgum Camping Farmstay and/or has received an email with confirmation of that booking, including receipt of payment or deposit.
3.3 By booking any accommodation, activities, or services you agree to the terms and conditions as available on our website and as sent out to you with a link in the booking confirmation. This Terms and Conditions will need to be read and signed by the paying guest and all guests who are attending the booking or can be signed by all guests on arrival.
3.4 By booking any accommodation, activities, or services all parties agree to have their contact information passed along to relevant third party, such as emergency services, contact tracing, insurance purposes, agricultural lockdowns, or biosecurity.
4Refunds and Cancellation
4.1 Snowgum Camping Farmstay has a refund and cancellation policy.
4.2 50% deposit will be paid at the time of booking via bank transfer.
4.3 Full payment will need to be paid 7 days before arrival date to complete your booking via bank transfer or by cash on arrival if arrangements have been made prior.
4.4 Bookings cancelled 7 days prior to booking date will lose their full deposit.
4.5 No shows for accommodation bookings will be charged at the full rate with no refund.
4.6 If Snowgum Camping Farmstay cancels your booking at last minuet due to curtain circumstances, you will receive a full refund, or a reschedule of booking date can be organized.
5Biosecurity:
5.1 Apon arriving to Snowgum Camping Farmstay you will have a designated car space for parking and off-loading your items from your car, they will be carried by Staff members ATV to your tent / accommodation site. All guests will be asked to walk into a shallow trough to wash any debris that may be on soles of shoes before continuing onto property to prevent any contaminants from other locations entering Snowgum Camping Farmstay.
5.2 Any person who refuses any rules or regulations regarding biosecurity that B & P Henry Homestead and/or Snowgum Camping Farmstay have asked, will be asked to leave the property immediately.
6.Snowed In:
6.1 At times B & P Henry Homestead and Snowgum Camping Farmstay have unpredictable snow falls, sometimes in any season. If we suspect snow or have snow prior to your arrival, your booking may be cancelled, were we will advise booking guests that B & P Henry Homestead and Snowgum Camping Farmstay property may be snowed in and not accessible from Numeralla and Cooma, as B & P Henry Homestead and Snowgum Camping Farmstay sit at 1,200mts above sea level were these snow storms can last 1-2 days and melt over a 1-2 day period. For safe car travel up or down to the valley areas, the bitumen and dirt road can be impassable by car’s or 4wd, therefore you will be given notification, if possible, prior to your booking date. Climatic weather is out of Snowgum Camping Farmstay hands. 0
6.2 If you have already arrived at your camp site and/or it snows during your booking time, B & P Henry Homestead and Snowgum Camping Farmstay will give a no cost extension on your booking until it is safe to travel down the mountain to the valley, and a complimentary phone call to your family members or employment explaining you are snowed in and safe or to fix up other arrangements.
6.3 Bring an extra 1–2-day food supply per person (canned or dry packets of food, so you can take home if not used).
7 Phone /
Internet:
7.1 Please note B & P Henry Homestead and Snowgum Camping Farmstay is in a
black spot, so once you leave the bitumen road (on Peak View Road) onto the
dirt road there is no mobile or internet coverage available. Using your mobile
phones, apps, CB’s will not have coverage. There is no coverage / service for calling,
texting, or using internet on B & P Henry Homestead and Snowgum Camping
Farmstay.
7.2 On B & P Henry Homestead and Snowgum Camping Farmstay property, you will be given one personal portable walkie talkie and a black spot map to show locations on the property where they will work to alert Staff of an emergency or if staff are needed for assistant. This walkie talkie is not a toy, it is your link to staff on the property. They are not a play toy for children and are only carried and used by an adult for emergency purposes. Remember all other guests are on the same channel, so wording and speaking over walkie talkies needs to be kept at a minimum. DO-NOT change the channel on walkie talkies as Staff will not receive any emergency calls. Keep away from water source. Walkie talkies must be handed back to staff before departure at check out.
8SAFETY AND WELL BEING
8.1Dams and Creek / Natural Springs / Causeway
8.2PLEASE NOTE: B & P Henry Homestead and Snowgum Camping Farmstay do-not encourage swimming on the property.
8.3 Swimming, kayaking, water toys or using inflatables that you might bring with you and are not the property of B & P Henry Homestead or Snowgum Camping Farmstay are undertaken at your own risk, they are not to be left unattended for any other guest to use.
8.4 The dams and creek / causeway on B & P Henry Homestead’s property are fenced and/or unfenced, have steep slippery sides with debris and rocks that can cause entrapment. The water is brackish colour with extremely low visibility and deep. Parents to be especially diligent in the close supervision of young children and teenagers and who are unable to swim. All guest who has limited swimming ability including adults, are advised to wear their own certified flotation device (such as a lifejacket). If this is not possible, you are advised not to venture to close to the edge of any water source.
8.5 There are areas put aside in locations near water source where you can picnic or rest, we do-not encourage swimming on B & P Henry Homestead or Snowgum Camping Farmstay, please be aware that these water sources are shared area between humans, farm stock and native wildlife including nesting birds and these areas have to be respected we call them "shared time areas”, so animals can come to have a refreshing drink and not be afraid as it is there only water source on the property, so these areas are "quiet time / shared times areas”.
· e.g. do not spend all day at these areas, give animals some time and quiet space to refresh themselves.
8.6 All water source areas (dams, creeks, natural springs) will have a safety boy attached to a rope and resuscitation sign for emergency’s are available.
8.7 Please remember any body lotions or fly sprays on skin can come off into fresh water for livestock drinking and can pollute there fresh drinking supply, please be aware of what is on your skin before approaching water areas.
8.8 All children under the age of 18 years of age are the sole responsibility of their parents/guardians and must always be supervised at all times.
8.9Rules for using the dams and creek / causeway are clearly visible in your accommodation welcome information folder:
· Always Listen to staff’s instructions at all times!
· No glass objects to be taken near or in any water source on the property. Cans, Plastic is preferable when bringing items onto Snowgum Camping Farmstay.
9First Aid
9.1 If at any stage a guest is ill from any circumstance inside the tent, or outside areas, please let staff know so appropriate clean-up and disaffecting can be completed, or First Aid can be administered.
9.2 Emergency First Aid Kit is available at reception location and at B & P Henry Homestead’s residence.
9.3 Staff carry a ‘First Aid Kit’ with them.
9.4 A basic ‘First Aid Kit’ is also located at your campsite location.
9.5 Any medication you may bring onto B & P Henry Homestead or with in Snowgum Camping Farmstay must be kept in a safe area in your accommodation or on your person and are the sole responsibility of the guest.
9.6 B & P Henry Homestead do have available a lockable safe for medication located at the property farmhouse if you prefer to use by agreement of owner. A sign in and out form will be available for any medication and no responsibility or liability of this medication will be of B & P Henry Homestead or Snowgum Camping Farmstay.
9.7 In the event of a guest falling sick with
· e.g. gastro or Covid19 B & P Henry Homestead or Snowgum Camping Farmstay reserves the rights to ask that person to leave the premises in order to control the sickness being transferred to other guests.
10 Theft or Loss
10.1 Any theft or loss of items from guest’s vehicle or guest’s accommodation are the responsibility of guests and NO responsibility or liability of B & P Henry Homestead or Snowgum Camping Farmstay, however all care will be taken, Locks are on each Tent and security cameras are located in certain areas.
11Property Stock and Wildlife
11.1 Access to free range animals and stock is for a Farmstay experience, they are to be viewed from a far and not to be approached without staff supervision. Animals can be unpredictable, and it is necessary to always remain alert at all times around the property. Supervise yourself, family members and minors at all times when moving around the property or while viewing staff members working. This includes but not limited to; animal feedings, milking, moving around free-range animals, stock movement and with any activities your family may partake in with Snowgum Camping Farmstay Staff. You are advised to listen to staff members instructions.
11.2 Native Wildlife, insects, reptiles are never to be approached but observed from a far and not to be approached without staff supervision. Please be wary on where you walk or where you place your hand as insects and reptiles can be hard to see.
12Fencing:
12.1 Climbing over, under fences and gates is NOT permitted. Please be wary when walking around the property, as there is barbed wire fencing. Any injury that may occur is the responsibility of guests and No responsibility or liability of property owner B & P Henry Homestead or Snowgum Camping Farmstay, however all care will be taken.
13 Fences, Gates, and Restricted
Staff Only Areas:
13.1 B & P Henry Homestead’s animals are housed by fences that can be
electrified, these areas are signed with electric fencing warning signs and are
restricted / out of bounds for ALL guests. Other fencing consists
of barbed wire, which is sharp and may scratch you if touched. Guests should
exercise care around these fences and children are supervised at all times when
in these areas. Any injury that may occur is the responsibility of guests and
No responsibility or liability of property owner B & P Henry Homestead or
Snowgum Camping Farmstay, however all care will be taken.
14Boulders and Trees:
14.1 If injury occurs from climbing trees or boulder rocks, it is the responsibility of guests and No responsibility or liability of property owner B & P Henry Homestead or Snowgum Camping Farmstay, however all care will be taken.
15 Respecting Animals:
15.1 B & P Henry Homestead is committed to the safety and wellbeing of all animals in our care. All guests are required to treat animals with respect and follow instructions given by staff and signage on how to interact with the animals onsite.
15.2 Children are NOTpermitted to enter the Farm Animal Nursery and chicken coop enclosures without an adult. An adult must be physically present with children inside the enclosures to ensure the safe treatment of those animals, and that children respect rules which include but not limited on:
• No running around in the Farm Animal Nursery or climbing / jumping on the equipment in the enclosures as this may cause an animal or child to be scared or be injured.
• When bottle feeding milk to kids (baby goats), lambs (baby sheep), calves (baby cows) and crias (baby alpacas), the nursery animals will nudge the milk bottles and could be quite pushy when feeding. All guests are to stay quiet, no running around or hitting the animals. Once bottles are empty, you MUST NOT continue to feed an empty bottle to the nursery animals as this can course health problems. All bottle-feeding time slots will be attended by a staff member.
• Bags of animal feed can be purchased; animals can get excited with feeding.
All care is to be taken with hands when feeding animals.
15.3 Any injury that may occur is the responsibility of guests and No responsibility or liability of property owner B & P Henry Homestead or Snowgum Camping Farmstay, however all care will be taken.
16Inappropriate Behavior:
16.1 Any guest that displays inappropriate behavior that involves the mistreatment of any B & P Henry Homestead’s animals may be restricted from involvement in animal related activities. B & P Henry Homestead reserves the right to request any person to leave the property who persists in such behavior, this may be a day visitor, or a guest booked with Snowgum Camping Farmstay.
17Animal and Human Safety:
17.1 There is several farm animals or locations on B & P Henry Homestead that can course harm to you, such as; bulls, rams, bucks, horses and roosters. These enclosures are signed with a ‘warning’ sign and are always completely off limits for all day visitors and guests with Snowgum Camping Farmstay. You may also encounter wildlife such as snakes, spiders, kangaroos, pigs, foxes, and other native wildlife that may be passing through the property. B & P Henry Homestead and Snowgum Camping Farmstay does not encourage any guest to interact with such wildlife, but to look and enjoy from a distance ONLY. Any injury that may occur is the responsibility of guests and No responsibility or liability of property owner B & P Henry Homestead or Snowgum Camping Farmstay, however all care will be taken.
General
18 Abusive or violent behaviour:
18.1 Abusive or violent behaviour towards staff or other guests, abuse
on B & P Henry Homestead property, abusive language, intoxication, drug
use, excessive littering, smoking in or close to buildings that are may be
non-smoking areas and failure to comply with directions may result in being
asked to leave the property with no refund provided.
19Large Bookings:
19.1 If all accommodation is booked by one guest for a family reunion, bucks / hens party, wedding party etc any large party or festivity held on B & P Henry Homestead or Snowgum Camping Farmstay will occur an extra charge for one or more security guard employed, agreement for this can be made prior to booking with Snowgum Camping Farmstay.
19.2 There is a maximum guest limit depending on adults and children on a large booking with Snowgum Camping Farmstay must be negotiated during booking time, any 3rd party such as hair, make-up, marquee (gazebo), catering and music or musicians must be negotiated prior to booking.
20Smoking & Alcohol:
20.1 All Camping Tents, annex
accommodation is out of bounds for smoking No excuses Noexceptions, you can smoke at the outside areas. If you are a smoker, we can
supply an enclosed ash tray and a personal ash tray for you to use around the
property, this will reduce the risk of bushfires and animals consuming
discarded cigarette butts and making them ill.
20.2 Any person under the age of 18 year of age, is
prohibited to smoke.
20.3 Any person under the age of 18 year of age, is prohibited to consume
alcohol.
21Property Track Use:
21.1 All internal tracks on B & P Henry Homestead property are used by staff
vehicles, quad bikes, tractors, 4wd only, pedestrians, cyclists, and free-range
stock. Please drive slowly and take care when entering the property to
reception.
21.2 The speed limit is 10km p/h on all internal access tracks in B & P Henry Homesteads property boundaries.
23Noise Limits:
23.1 Guests will be considerate regarding noise levels, will comply with time limits and directions from Snowgum Camping Farmstay management. A reduction of noise is required after 10pm.
24Not Permitted:
24.1 The use of generators, motorbikes, chainsaws, firearms, and archery bows is not permitted at Snowgum Camping Farmstay.
25Watch Your Step:
25.1 B & P Henry Homestead or Snowgum Camping Farmstay is an extensive property. B & P Henry Homestead or Snowgum Camping Farmstay property has uneven surfaces that may become slippery when it’s wet and difficult to see if it’s dark.
25.2 Care is required when moving around the property and it is recommended that appropriate footwear is worn such as hiking boots, not sandals, thongs, or sand shoes as they do-not give proper protection.
25.3 One torch per person is used when moving around during the night. Extreme cautions should be used at all times.
26Closing your front door:
26.1 Please remember all tent front doors are to be zipped close when entering and exiting tents.
26.2 Footwear, hats, cloths of any kind are to be placed in zipped up annex or tents and not left out or on the ground at daytime or nighttime, as insects and reptiles love to make your belongings their new home and that can be dangerous. Extreme cautions should be used at all times.
27Damages, Loss, Theft and Cleaning / Fee:
27.1 B & P Henry Homestead or Snowgum Camping Farmstay reserves the right to pass along to guests the costs incurred as a result of damages, loss, theft and/or breakages of B & P Henry Homestead or Snowgum Camping Farmstay property, from either themselves or their booked guests including the following:
· Excessive littering, or failure to remove excess rubbish from accommodation or campsite will incur an additional $50 cleaning fee.
27.2 B & P Henry Homestead or Snowgum Camping Farmstay asks all guests to please take home your rubbish / leave your accommodation the way you found it. This may include but not limited to; any leftover food items, packaging, nappies and bottles where possible.
27.4 Any sickness e.g: gastro or vomiting and staff used for cleaning the area B & P Henry Homestead or Snowgum Camping Farmstay will incur an additional $50 cleaning fee.
27.4 Snowgum Camping Farmstay Items/equipment
damaged and/ or loss, firepits, board games, camping equipment, torches and
walkie talkies, or any other installed activity equipment at market value the
main booking guest will be sent an invoice for replacement.
27.5 Breakages for e.g: tents, crockery equipment, BBQ or appliances in Snowgum
Camping Farmstay, tents or outdoor Kitchen will be charged at market value.
27.6 Damage to the B & P Henry Homestead or Snowgum Camping Farmstay, and
other buildings/facilities and their out-fittings will be charged at market
value.
27.7 Damage to the linen in any accommodation including the Camping Tents
Bookings will incur a full linen replacement package, can be up to estimated
value cost of $500.00 per bed. (Towel set, doona / doona cover set, sheet set
cotton/flannel, mattress protector, woollen under blanket, pure woollen
blankets, and pillows, mattress, bed frame).
28Water:
28.1 All taps are by tank rainwater; pure rainwater is clearly labelled.
28.2 Grey water from camper tent site can be placed directly onto the grassed campsites. Larger quantities of oils from cooking can be cooled and rebottled by guest and taken home or smaller quantities from e.g.: cooking bacon can be place at the base of a tree away from camp site area.0
28.3 Dumping of grey water into any water source including creek, water hole or dam is strictly prohibited.
28.4 Please be aware of your body lotions, sunscreen, and body fly spray (aerogard) etc, as they can come off into fresh water for livestock drinking and can pollute there fresh drinking water, please be aware of what is on your skin before approaching water areas.
28.4 Please do not leave taps running, limit your use of water, be water wise.
29Toilet:
29.1B & P Henry Homestead or Snowgum Camping Farmstay does not have a facility for dumping chemical toilets (porta-loo’s). Dumping of chemical toilets (porta-loo’s) from tent sites are emptied by staff only at appropriate council sites after your stay.
29.2 Please do-not use other areas of the property by digging holes, only use amenities available to you.
30Campfires:
Fire Pit Use:
30.1 If there is no fire ban, staff will have wood cut and available to use at designated fire pit location.
30.2 Campfires are only allowed in designated fireplace settings as set out on the sitemap available in the Guest information book.
30.3 Guests may enjoy campfires by using the designated fireplace located at communal area in the Snowgum Camping Farmstay property.
30.4 Please check with staff before lighting any fires. Any injury that may occur at the fire pit location is the responsibility of guests and No responsibility or liability falls upon B & P Henry Homestead or Snowgum Camping Farmstay, however all care will be taken.
30.5 Guests must fully extinguish campfires prior to retiring to tents for the night or departure.
30.6 Campfires are subject to government regulations and are Not permitted during times of ‘Total Fire Ban’, you will be advise of Fire Ban rating entering Snowgum Camping Farmstay property, No Exceptions and can change after entering property.
31FRUIT / VEGTABLES / EGGS
31.1 Please Note: Any Fruit and Vegetables or Eggs that are grown on B & P Henry Homestead are a product that we produce to sell, they are not to be picked and eaten without permission or taken from the property without permission, please ask staff if you would like to purchase our produce.
32EMERGENCIES
32.1 In case of an emergency, all guests are to follow directionsfrom B & P Henry Homestead or Snowgum Camping Farmstay staff.
32.2 Please be aware of the nearest Emergency Assembly Area. Emergency Evacuation Map are located at the homestead, inside your Guest Information Book or amenities blocks.
32.3 In case of a fire B & P Henry Homestead or Snowgum Camping Farmstay staff will direct you to safety. Please comply with all directions of B & P Henry Homestead or Snowgum Camping Farmstay Staff and Emergency Service Personnel.
32.4 In each accommodation there will be located a Fire Extinguisher and Fire Blanket for emergency purposes for Adult Use Only.
33ACKNOWLEDGEMENT AND ACCEPTANCE OF RISK
General
33.1B & P Henry Homestead or Snowgum Camping Farmstayis a working farm which offers a farmstay style experience in a primitive camping style complete with the risks which make this experience fun.
33.2 Minors (under the age of 18 year old) fall under the legal duty of care of their guardians who must sign the liability waiver on their behalf. All other legal adults attending the booking, must sign the liability waiver prior to staying at B & P Henry Homestead or Snowgum Camping Farmstay.
33.3 Digital acceptance of the liability waiver is deemed to be full legally binding acceptance.
34Liability Waiver
34.1 I acknowledge that by reason of the nature of activities in which I or my children/wards/partner/ Family Guests may participate at B & P Henry Homestead or Snowgum Camping Farmstay there is a risk of injury, death or an adverse effect to any current or past medical conditions. As such, I acknowledge and agree that I and my children/wards/partner/ family guests engage in activities on the site, at the my/their own risk. I give B & P Henry Homestead or Snowgum Camping Farmstay authority, at the sole discretion of B & P Henry Homestead or Snowgum Camping Farmstay to obtain medical and ambulance assistance on behalf of the guest in the case of injury, death or ill health while on site and communicate with my next of kin or emergency contacts as may be required.
